Rob Malcom coaches people through flipping real estate — finding it, funding it, fixing it, and getting it sold. Rise Up is where the coaching, the community, and the tools live.
Built for people starting without experience, and without a pile of cash.
Why most flips go wrong
Most people going into a flip assume two things: that their costs will come in at the best possible price, and that the house will sell for what they're asking. Both assumptions fail at the same time, on the same project.
Rob teaches the opposite habit — price the work honestly, budget for the things the inspection won't find, and know the highest number you can pay before you ever sit down to negotiate. Then be willing to walk away from anything above it.
Your ARV, minus every cost the project will actually carry — including the profit you intend to make. It usually lands lower than people expect, and that gap is exactly why so many flippers overpay for the property. The numbers don't lie. Sometimes they tell you to walk.
The Rise Up Flip System
The system is the spine of the coaching — each step has its own decisions, its own numbers, and its own way of going sideways if you skip it.
Inside the community
Direct teaching on the system, plus the judgement calls that don't fit in a book — what to do when a contractor walks, when a deal turns, when the market shifts underneath you.
Nobody flips a house alone. Rob's term for the roughly twelve people you build around you — agents, contractors, lenders — and the community is where you find people already doing it.
Rob's own rehab and offer calculators, built into the app so the numbers follow you from the driveway to the closing table.
Rehab Calculator Pro
Start with a square-footage guess and finish with an offer you can defend — without re-entering anything. Every tab works on the same saved deal, so the repair number you build in the driveway is the one your offer is based on.
Deals save to your account, not your browser. Start on a laptop, finish on your phone in front of the house.

I've been homeless — and lived in my car in a parking lot in my hometown.
That's the first line of Rob's book, and it's the reason the coaching sounds the way it does. He talked to seventy investors before one of them said yes. He's had a contractor take the money and disappear.
None of which is presented as a highlight reel. The point of the system is that the numbers protect you from your own optimism — so the teaching spends more time on what goes wrong than on what could go right.
How to profitably flip real estate, regardless of the economy, even if you don't have $$$, and don't (yet) have experience.
By Rob Malcom, with Andrew Edwin Jenkins. Two breakthrough beliefs, three little-known secrets, and the five-step system — the same spine the coaching and the tools are built on.
Rob's phrase for the fact that there's a way to do this in any market — as long as you know your numbers before you make the offer.
